Hollybrook is proud to be bringing forward the transformation of Benfield Valley in Hove – a sensitive, heritage-led development delivering 101 new homes, 40% of which will be affordable. Designed in collaboration with Proctor & Matthews Architects, the scheme blends high-quality architecture with the area’s rich agricultural past, creating a distinctive gateway to the South Downs.

At the heart of the neighbourhood, the Grade II-listed Benfield Barn will be carefully restored and repurposed as a vibrant community hub, providing flexible space for exhibitions, events, and a café, alongside a new wildlife interpretation centre. Historic flint walls and farmstead ruins will be preserved and integrated into new workshop and ancillary spaces, ensuring the site’s story remains visible for generations to come.

The masterplan prioritises community life and environmental stewardship. A central neighbourhood square with a fruit orchard will offer a natural meeting place, while pedestrian-friendly streets, shared surfaces, and discreet parking foster a calm, walkable environment. Around 90% of Benfield Valley’s green space will remain undeveloped, with the scheme adding 238 new trees, retaining 100 mature trees, and enhancing biodiversity.

Benfield Valley will provide much-needed homes in a way that celebrates local heritage, supports community connections, and protects the landscape that makes this part of Hove so unique.
